Your number one priority when planning a home improvement is how you use a space and how to customize it to your exact taste. If you plan on selling your house, whether soon or eventually, you must also consider how remodeling for resale adds value to your most expensive possession. The “2013 Cost vs Value Report” compiled by Remodeling Magazine describes the average returns on investment for common upscale remodeling projects. Actual prices depend your location, the size of the improvement and the materials you choose.

The project with the highest resale value is a master suite addition, which consists of a 32-by-30 construction built over a crawlspace. The construction includes a bedroom that features a high-end gas fireplace, nuilt-in bookshelves, large walk-in closet and a sitting area. An adjacent bathroom boasts a whirlpool tub, dual-shower system, stone shower walls and floor, and two custom vanities with stone countertops and custom cabinet fronts. This addition adds $114,569 to the bottom line, which represents 52 percent of its initial $220,086 cost.

A major kitchen remodel can update a 200-square-foot space with 30 linear feet of custom cherry cabinets, stone countertops, glass or tile backsplash, built-in refrigerator, commercial grade range and vent, and designer faucets. It averages $107,406 to implement and returns 59 percent or $64,113.

Adding a 10-by-10-foot bathroom to an existing bedroom costs $70,969 and gives back $39,730, or 56 percent. The remodel boasts customized whirlpool tub, a neo-angle shower with body-spray fixtures, two stone countertops with sinks, custom cabinetry on the walls and vanity, and ceramic tiles on the floor.
